How to Choose the Best Mortgage Broker in Gladstone for Your Situation (2026)
Who wrote this, and why that matters
This guide is published by AJ Home Loans Gladstone. We are one of the brokers listed on this page, so we are not a neutral referee and we are not going to pretend otherwise. What we have done instead is set out publicly verifiable facts about every broker operating in Gladstone, with no scoring and no ranking, so you can weigh them yourself. Every detail below was taken from each business’s own website or Google Business Profile and checked on 16 July 2026. If you find something out of date, tell us and we will correct it.
In short: A mortgage broker in Gladstone is a licensed credit assistance provider who compares home loan options from a panel of lenders on your behalf, prepares and submits your application, and is paid a commission by the lender that settles your loan rather than by you. As at July 2026 there are seven broker businesses with a physical office in the Gladstone 4680 area: AJ Home Loans Gladstone, Loan Market Pinnacle, Greg Hill Finance, Gladstone Home Loans, Austral Lending Solutions, CQ Lending Services and Individual Home Loans. Two further brands market to Gladstone from outside the region. There is no single “best” broker in Gladstone, because the right choice depends on your income type, your deposit position and what you are trying to buy. The comparison table below sets out what separates them.
Search “best mortgage broker Gladstone” and you get directory pages that rank whoever paid for the listing, a Reddit thread, and a handful of brokers each calling themselves the best. None of that tells you what actually differs between the people who could handle your loan.
Gladstone is a small market. There are seven broker offices in town for a city of roughly 45,000 people. Most of us know each other. So this page does something the directories do not: it names each one, states what they publicly say about themselves, and leaves the judgement to you.
The brokers operating in Gladstone
We start with ourselves, because you should know whose website you are reading before you read anything else.
AJ Home Loans Gladstone (that’s us)
Coral Jacobs founded AJ Home Loans Gladstone in 2019, after more than 20 years living and working in this city. The business operates from 7/30 Tank Street in Gladstone Central and holds its own Australian Credit Licence, ACL 543487, under ABN 78 584 284 387. Coral is a member of the Finance Brokers Association of Australia and a Commissioner for Declarations.
Two areas make up the bulk of the work here:
First home buyer loans. This is the largest part of our book. First home buyers arrive confused about deposit size, unsure which Queensland grants and concessions they qualify for, and nervous about making an offer before they know what they can actually borrow. The job is to check eligibility properly, get pre-approval in place before you start looking, and explain in plain English what each lender will and will not accept. Our first home buyer loans page covers the process step by step, and our guide to Queensland first home buyer grants sets out the current schemes.
Investment loans. Gladstone’s rental yields draw investors from Brisbane and further south, and structure matters more here than most people expect. Keeping the investment loan separate and portable from your home mortgage protects the family home and simplifies tax time. That work sits under our investment property finance service.
Alongside those, we handle refinancing, construction loans, car and personal loans, equity release and money coaching. We have access to a panel of over 70 lenders, and appointments run seven days a week from 7am to 7pm by phone, video or in person, which exists because shift workers cannot make a 9-to-5 appointment.
In fairness to you, we are one of the newer and smaller offices in town. Several brokers here have been trading far longer than we have and have handled more files than we have. If sheer track record is your deciding factor, say so at the first meeting and we will tell you honestly whether we are the right fit.
Loan Market Pinnacle
Based at 2/281 J Hickey Avenue in Clinton, Loan Market Pinnacle operates under the Loan Market brand, a national franchise network, and its site states it is not owned by a bank. Its Google Business Profile states the office has been assisting Australians since 2015 and names Chris Maguire as a broker there. Services listed cover home, car, personal, asset finance, investment, refinancing and construction lending. Office hours are Monday to Friday, 8:30am to 5pm. Its site quotes different lender panel figures in different places, so we have not stated one here.

Gladstone Home Loans
Peter Miller runs Gladstone Home Loans from 63 Aramac Drive in Clinton. His Google profile states over 45 years of experience in home loan lending, which is the longest tenure of anyone broking in this city. The business covers home loans, refinancing and debt consolidation, and explicitly invites enquiries from borrowers with a difficult credit history, which is a segment several offices will not touch. Its site states the service comes at no cost to the client, with the lender paying on settlement. Hours run Monday to Friday, 8:30am to 7pm.

Austral Lending Solutions
At 46 Bramston Street in Gladstone Central, Austral Lending Solutions is the only broker in town that names its aggregator publicly, stating it uses the bulk buying power of Australian Finance Group. The business describes itself as a local Gladstone business staffed by locals, and its stated focus leans commercial: home and investor loans alongside business lending and equipment and machinery finance. It publishes an “Austral Guarantee” list which includes a commitment never to assist a client with debt the business assesses as likely to put stress on family finances. Hours are Monday to Friday, 9am to 5pm.

Greg Hill Finance
Operating from Shop 2/34 Herbert Street in Gladstone Central. The business describes itself as a combined mortgage and finance broker servicing Gladstone, Calliope, Boyne Island and Tannum Sands, and its stated coverage spans home, investment, car, plant and equipment, and business loans. Hours are Monday to Thursday 8:30am to 5pm, and Friday 8am to 5pm.

CQ Lending Services
The newest office in the set, at 2/72 Goondoon Street in Gladstone Central. Its Google profile describes the business as Gladstone’s newest mortgage broker business and names Allison Totorica, a registered tax agent with more than 20 years of experience who is now an accredited mortgage broker. That accounting background is an unusual combination locally and is worth a look if your income is structured through a business or trust. Listed coverage is broad: home, refinance, debt consolidation, investment, construction, equity release, bridging, asset and equipment, car, personal and commercial. Hours are Monday to Friday, 9am to 5pm.
Individual Home Loans (John Whitten)
Listed at 11 Tank Street in Gladstone Central. We could not verify current details for this business. Its third-party directory profile is unclaimed and carries no lender information. Contact the business directly if you want current information rather than relying on what is published about it.
Brands that market to Gladstone from elsewhere
Two names show up prominently in Gladstone search results without a Gladstone office, which matters if sitting across a table from someone is part of what you want.
Mortgage Choice ranks first for most Gladstone broker searches. Its own Gladstone Central page lists one broker, Jon Dendle, whose office address is in Rockhampton, roughly 100km up the highway.
Regional and Rural Finance Brokers runs a page targeting Gladstone and states it operates Australia-wide with over 20 years of experience and a panel of over 30 lenders. It has no Gladstone street address, and its focus is agricultural and rural finance including farm equipment and livestock.
Gladstone mortgage brokers compared
Everything in this table is publicly stated by each business or recorded on its Google Business Profile, checked 16 July 2026. Where a business does not publicly state something, we have left it blank rather than guess.
We have deliberately left Google ratings out of this table. Every office in town sits at 4.8 or above, so the number separates nobody, and a star rating tells you how previous clients felt rather than whether a broker handles loans like yours. Look them up yourself if you want them. The section below covers what we think does the separating.

What actually separates one broker from another

Most people compare brokers on rating and review count, which tells you the least useful thing: that previous clients were happy. Almost every broker in Gladstone sits at 4.8 or above. That is not a tiebreaker, it is a floor.
Here is what does move the needle.
Does the broker regularly place loans like yours? This is the single biggest differentiator, and it never appears in a Google rating. A broker who writes twenty first home buyer loans a year knows which lenders accept which grant combinations without having to check. A broker who mostly writes equipment finance does not. If you are self-employed, ask how many self-employed applications they submitted last year. If your income is FIFO or shift-based, ask which lenders they have had recent success with, because FIFO and shift income gets misread by standard lender algorithms constantly.
Panel size, up to a point. A broker with 70 lenders on panel and one with 90 will both cover the majors and the main second-tier lenders. Panel size only matters at the edges: adverse credit, unusual security, complex income. Past roughly 40 lenders, the returns flatten. Ask instead which lenders they actually used for their last ten settlements, because most brokers place the bulk of their volume with a handful.
Who holds the licence. Some brokers operate under their own Australian Credit Licence, others as credit representatives of an aggregator or franchisor. This does not make one better than the other, but it is worth knowing who is accountable for the credit assistance you receive. Every broker must comply with the Best Interests Duty regardless of model. You can check any broker’s licence or authorisation on ASIC’s professional registers in about two minutes, and you should.
Whether they can meet when you can. Gladstone runs on shift work. Half the town cannot make a Tuesday 2pm appointment. Four of the seven offices here close at 5pm on weekdays and none open weekends except us, which is a real constraint if you are on a 12-hour roster.
How they communicate under pressure. The stretch that matters is between application and unconditional approval, when a valuation comes in low or the lender asks for a document nobody mentioned. Ask a prospective broker directly: when something goes wrong, do you call me or do I have to chase you? Their answer, and how fast they replied to your first enquiry, tells you most of what you need.
Fees. Most brokers in Australia, and every one in Gladstone that publicly states a policy, charge the client nothing and are paid a commission by the lender on settlement. That commission is disclosed to you in writing before you proceed. If a broker does charge a client fee, it must be disclosed upfront, so ask early and get it in writing.
Five questions worth asking any Gladstone broker
Ask these of us and of anyone else you are considering. The answers will separate them faster than any review count.
- How many loans like mine did you settle in the last twelve months?
- Which lenders did your last ten settlements go to, and why those?
- Who holds the credit licence I would be dealing with, and what is the number?
- What is your fee, and how are you paid by the lender?
- If my application hits a problem, who calls me and how quickly?
Why Gladstone is not a generic lending market
A broker in Brisbane can work off standard assumptions. Here, a few local realities change the file:
Income is industrial and often non-standard. Shift loading, overtime, rosters and contract work make up a large share of Gladstone household income. Lenders treat those components inconsistently, and a broker who does not know which lender counts 100% of shift allowance versus 80% will cost you borrowing capacity.
Postcode and security policies bite. Some lenders apply restrictions to regional postcodes, particularly on higher-density units. A broker who has not placed a Gladstone unit loan recently may not know which lenders currently do.
The 2012 to 2019 memory is still in the room. The LNG boom and correction shaped how local borrowers and some lenders view this market. Context matters when you are deciding how much to borrow, not just how much you can.
Insurance and running costs are higher than the south. Gladstone sits near the cyclone-zone underwriting boundary, and landlord and home insurance premiums here reflect it. That belongs in your serviceability conversation from the start, not after you have made an offer.
Frequently asked questions
Who is the best mortgage broker in Gladstone? There is no single answer, and any broker who tells you they are the best is making a claim they cannot substantiate. Ratings across Gladstone’s seven offices sit between 4.8 and 5.0, so they do not separate anyone meaningfully. The better question is which broker regularly places loans like yours. A first home buyer, a self-employed investor and a borrower with a credit default should each choose differently.
How much does a mortgage broker cost in Gladstone? Every Gladstone broker that publicly states a fee policy charges the client nothing, and is paid a commission by the lender when the loan settles. That commission must be disclosed to you in writing before you proceed. Always ask upfront and get the answer in writing.
How many mortgage brokers are there in Gladstone? Seven broker businesses have a physical office in the Gladstone 4680 area as at July 2026: AJ Home Loans Gladstone, Loan Market Pinnacle, Greg Hill Finance, Gladstone Home Loans, Austral Lending Solutions, CQ Lending Services and Individual Home Loans. Mortgage Choice and Regional and Rural Finance Brokers market to Gladstone without a local office.
Is a broker better than going straight to my bank? A bank can only offer you its own products. A broker compares across a panel and is bound by the Best Interests Duty when recommending credit. The trade-off is that a broker adds a party to the process. We covered the comparison properly in mortgage broker vs going direct to the bank.
Can I use a broker who is not based in Gladstone? Yes, and plenty of people do. Loans are settled remotely all the time. What you give up is local knowledge: which valuers are conservative on which suburbs, how a Boyne Island build compares to a Clinton brick home, and which lenders currently have appetite for regional postcodes.
Where to go from here
Shortlist two or three from the table, ask all five questions above, and pick the one whose answers you understand. That is a better process than trusting anyone’s ranking, including ours.
If you want to start with us, Coral takes appointments seven days a week from 7am to 7pm by phone, video or in person at Tank Street. There is no cost for an initial conversation, and if we are not the right fit for your situation we will say so.
Accuracy of this page, and how we maintain it. Every detail here was checked against each business’s own website and its Google Business Profile on 16 July 2026, and was correct to the best of our knowledge on that date. Where a business did not publicly state something, we left it out rather than estimate it. Nothing on this page is guesswork.
That said, this is a snapshot. Brokers change their hours, their lender panels, their specialisations and their trading names, and we do not control what other businesses publish about themselves. We review this page periodically and will correct anything shown to be out of date or wrong, including anything about us. If you spot an error, tell us at loans@ajhomeloansgladstone.com.au and we will fix it rather than leave it sitting there. Before you rely on any detail about a business on this page, including ours, confirm it directly with that business.
